Colorado Sustainable Showcase

A unique property in the Boulder-Longmont region of Colorado is available. The location is a stunning natural wonder consisting of four adjoining parcels totalling163 acres. Facing the Rocky Mountains to the West, the property is located in a highly desired area. Demonstrating a new way of living rooted in the intelligence of nature, our vision is to showcase and deliver a practical option to any region struggling to cope and yearning to live and thrive sustainably.

The Colorado Showcase is a new option to an unsustainable world. Its new-living solution employs a unique know-how for disconnecting from every unsustainable practice without hardship and struggle. One of its cornerstones is a portfolio of breakthrough discoveries integrated into whole system solutions.

Our showcase is a 3rd-millennium vision that can have immediate practical relevance to struggling regions to cope.

Three of the four parcels are approved for development. Our development plan includes a visitor center circled by eco-huts providing comfort and weather protection for multi-seasonal use by hikers, cross-country skiers and eco-tour visitors. All our esthetic, energy-efficient living quarters employ unique power systems including thermoelectric generation, magnetic motor electricity or off-the-grid energy sources new to the world. The Colorado Showcase employs building technologies that draw warmth from the sun and coolness from the ground to deliver low-cost heat in the winter and virtually free air conditioning year round in a natural wilderness area.

Design: Our inventions will be integrated into building structures currently on the property where they can be experienced by visitors. New technologies woven into existing structures will include a 19,000 square foot Ranch home described herein.

Following an extensive three-decade global search for the rare inventor who could demonstrate a working technology suitable to the iPOWER Living mission, we are now in position to showcase a sustainable new way of living to an international audience.

iPOWER Living LLC is a  Colorado company that will bring the working prototypes of our breakthrough discoveries into commercially ready products. Our technologies significantly lower the human footprint while enhancing the efficiency of any home or business. Our technology toolbox presents solutions and new approaches to home building, road construction, structure heating and cooling, off-the-grid power, self-sufficient food production, soil regeneration, water purification, water structuring, and other discoveries, many of them new to the world. IPower Living is a technology incubator supporting the technology component of the Colorado Showcase.

The Foundation for Humanity is a non-profit Colorado organization supporting the educational and world training component of the Colorado Showcase.

Agriculture Design

Our Showcase will offer video training and a real-world demonstration for creating gardens that produce natural healthy produce as a new pathway for feeding the world.

In two seasons, the Colorado Showcase will demonstrate an impressive agricultural system that will be a model for combating food insecurity and feeding the world. Our system does not use chemicals, pesticides or ploughing. Based on Permaculture principles combined with related disciplines and technologies, our system can support a small back yard or a 1,000 acre spread employing these principles and practices. Since food insecurity is an accelerating world crisis, our know-how for creating a garden in an abandoned block of Detroit or a high-rise apartment in Beijing takes on new importance when packed with fruits and vegetables that have the natural aliveness of the Earth.

Most backyard gardens consume more water, more fertilizers and more pesticides per acre than industrialized farms themselves. The Colorado Showcase expects to train communities, organizations and governments to transform any resource-draining region into wildlife thickets, natural landscapes and sustainable gardens using ecological designs for sustainable human activity. At the Colorado Showcase, medicinal herbs and intelligent plants will share the same living space as people. Our ecological gardens expand the human habitat to embrace the many critters of wildlife.

Field naturalist and trapper, Bill Mollison is credited with designing the original Permaculture framework. Inspired by the abundance of life’s beauty and diversity in a Tasmanian rain forest, he promised himself in a 1959 entry to his journal that “we could build systems that function as well as this one does.” When he joined his student David Holmgren to list the observable principles that made natural systems sustainable, a framework emerged for productive, ecological landscapes employing elegant practices based on nature’s own intelligence. Permaculture started out transforming farms, landscapes and gardens but has evolved into building and village designs employing integrated support systems for waste water management, sustainable energy and collaborative decision-making as well.

Relationships and interconnections in nature are the holy grail of our Colorado Showcase. What starts out seeming like many unconnected separate parts get integrated into a holistic new-living design to support small backyards or large eco-systems. Our Showcase connects organic gardening, natural building, renewable energy and the principles of biodiversity into one coherent whole-system solution.

Can a “swale” that slows the flow of rainwater as it rushes down a steep slope save the world? With swales, aquaponic ponds, worm trays, composting toilets, new sources of power, new ways of building, revolutionary food gardening, herbal medicines, Earthomes and ground coverings of cardboard and other organic materials, we can showcase a transformative sustainable new way of living.

We present to the public the edible forest garden–previously a dry treeless pasture. Carrots and sweet potatoes are good subterranean crops but on the “first floor” of our design, mushrooms grow on fallen logs. Herbs and black raspberries join in as the edible forest introduces shrubs like elderberry for drawing in birds and butterflies. Herbs grow next to black raspberries as the garden evolves layer upon layer, each layer integral to the next.

We present to the public the edible food forest in a location that was previously a dry treeless pasture.

Taken as a whole, the Colorado Showcase is a manual for global regeneration–from soil restoration to water reclamation and year-round food landscapes. Following our manual, a village or region can transform any resource crisis into a thriving new way of living. Self-sufficiency is our goal. Independence from every unsustainable component of civilization is our mission. Rejecting row-crop agriculture with its intense labor and fertilizers, we have no need to grow annual plants on degraded soils. Our landscapes are dense, vertical, abundant and regenerating, reflecting the ecology of the local area. With close planting, we have a better way for a small suburban yard or patio garden to grow healthy food. Any nation on Earth can scale up our whole system, food production to feed their population without destroying their environment.

At the Colorado  Showcase, ten principles are followed:

The Property

With floor-to-ceiling windows and out door decks on three sides, the home has a panorama view of the Front Range mountains, the Flatirons, the 14,000 foot Long’s Peak and the Clover Basin Reservoir—a large lake that adjoins the property.

The original Ranch home was built in 1977 but has steadily grown to a sizeable 19,000 square feet. Construction of the home is wood/frame and stone. With marble floors, custom wood ceilings, teak kitchen cabinetry and teak build-in cabinets throughout the house, ceiling-to-floor windows have new storm doors. The home would be the as an international center for the Colorado Showcase. Surrounded by new or refreshed stone patios and walkways, there are stucco accents throughout the home and guest house. There is a surveillance system with cameras at the electronic gate for visibility from the kitchen, master bedroom, guest house and shop. The home is wired for surround sound and includes a full wet bar upstairs and downstairs in the pool area where there is an indoor grill. Large skylights and wood pocket doors adorn the home. The indoor and outdoor pool and hot tub are heated. A recently installed UV and hydrogen-peroxide system keeps the water clean. (This lower area will be converted into an indoor greenhouse and aquaponics system.) The main home has four bedrooms, an elegant kitchen, a breathtaking living room and many nooks and crannies for presentations, workshops and conferences–ideal as an International Center for NGOs, organizations, business leaders and environmental networks. It has a nearby two bedroom, one bath guest house with additional studio apartment and three car garage. The property also has a 45 by 60 feet heated “inventor workshop” that can be used for conferences or technology demonstrations.

The property includes water rights, mineral rights, irrigation dishes, a barn, large machine shed and livestock shed. Horses are allowed. The property includes corrals, tack room, loafing shed and hay storage facility. Zoned agriculture, the property was previously used for pasture grazing. It can be used for steers, milk cows, horses, buffalo, chickens and other animals. Since we have access to the largest herd of White Buffalo in the world, we could move one of the great tourist attractions in the United States onto the property after a thorough and careful evaluation. The property has a stocked pond. There is no conservation easement and three of the lots are available for development.

Cash Crop

The Colorado Showcase expects to fund its development, enhance property appreciation and deliver investment returns employing a unique cash crop with new technology. With this technology, the Colorado Showcase can deliver high-grade CBD hemp oil containing hundreds of micronutrients into a fast-pace, growing market for cash revenues the first year.

Our cash crop design is a component of a larger health and healing design. Quality hemp oil is known for its impressive list of terpenoids, Essential Oils and Antioxidants along with a group of 80 different compounds called Cannabinoids (CBDs.) CBDs are exclusive to the hemp plant and the human body. Our cash crop venture is a component of a larger health and healing design.

As government agencies monitor the marijuana industry exploding into its current sales estimate of $4.3 billion this year, America’s ‘fastest growing industry’ may not fully realize that the medical and recreational use of legal marijuana is the tip of the iceberg. Medical users and ‘stoners’ could be outpaced by mainstream customers discovering the health benefits of rich hemp oil. Containing all the synergistic Cannabinoids, Terpenoids, Essential Oils and compounds of the original hemp plant, hemp oil  includes natural molecules and phytol-chemical compounds as well—from amino acids to vitamins, fatty acids (Omega 3 & 6), flavonoids, ketones, nitrogenous compounds, alkanes, alcohols, glycosides, pigments, hemp seed oil, water and beta-caryophyllene, Caryophyllene Oxide, Myrcene, Terpinolene, Bisabolol, Pinene, Nerolidol, Ocimene and Phytol. Hemp oil contains more essential fatty acids than any other plant. With more than 400 phytonutrients in hemp plants, extraction of these natural nutrients can deliver a nutritional bonanza to consumers. Hemp, of course, has many other applications that can be demonstrated at the Colorado Showcase as well.

CBD rich hemp oil derived from quality hemp plants (with cannabinoids) has no psychoactive qualities. With significant health and wellness benefits, research shows that CBDs can treat many health challenges and disorders. CBDs are not marijuana. CBD hemp oil is incapable of causing the psychotropic effects associated with the THC of marijuana.

CBD is a type of cannabinoid. The human body has receptor sites to which these unique cannabinoids bind and influence the body functions that each site controls. Rich in omega-3 and amino acids, CBD oil is becoming a popular new health supplement and healing body cream.

To develop a cash crop for the Showcase that can financially support the development of the technologies described herein, the Colorado Showcase expects to acquire hemp in Colorado and extract nutrient rich oil until we can harvest our own CBD hemp.

One acre grows 1000 pounds of hemp. One thousand pounds of hemp produces  125 pounds of oil—and twenty five percent is CBDs. One acre produces 14,174.75 grams of hemp oil. A wholesale value of $50 a gram generates annual revenues of $708,737.50 per acre. Assuming six pounds of hemp material processed every 23 hours, 138 pounds of hemp per day produces 3,912.23 grams of hemp oil per day for daily gross revenues of $195,612. That adds up to $70,520,320 annually. As the Showcase harvest scales up, additional extraction units can be added.

How is this possible? New technology significantly reduces the cost and time requirements of current methods for hemp oil extraction while increasing the quality of the  CBD oil. Taking into account the cost of the extraction technology, its operations and material costs and wholesale prices for hemp oil, this system—new to the world and commercially available to the Colorado Showcase–can fund the entire capital budget and technlogy development while delivering significant investor returns. A financial forecast compares the popular CO2 method of extracting hemp oil with our new extraction technology. Net earnings after expenses the first year exceed the cost of the property and all first year development expenses by several times. CBD quality hemp to feed the machine is available in Colorado until we can harvest our own hemp.

CBD oil is currently extracted from hemp in three ways:

  1. CO2 system: Pushing CO2 through the plant at high pressures and low temperatures, CBDs are extracted leaving no residue. The CO2 method is considered the more expensive system.
  2. Ethanol method: Using high-grain alcohol, this method is less expensive but destroys some of the benefits of the natural oils
  3. Oil method: Using carrier oil such as olive oil, beneficial nutrients are added to the oil free of unwanted residues. This third method is popular and growing in acceptance.

Extraction Technology

New to the world and commercially available to the Colorado Showcase, this proprietary system for extracting high quality CBD oil from hemp filler or hemp flowers costs $90,000. A closed loop alcohol separation process, the system creates a tincture from hemp that is separated into hemp oil and solvents. Unlike other extraction methods, the low temperatures and proprietary vacuum extract process preserve the cannabinoids, terpenes and flavonoids to produce the highest quality oil. Space requirements for the system are 45’ by 20’. The equipment is easy to operate and clean. An inventor’s workshop located on the property is ideal for operating the equipment. The system can be transported to a hemp field for processing hemp oil long distance as well. It can also be adjusted to support diverse customized processing requirements like extracting essential oils. Employing low-cost, easy to change quality filters, no special treatment of the material is required prior to processing. Processing 6 to 8 pounds of hemp per hour (or more), the 52 hours standard to other systems are eliminated.

The system can be run with 3 shifts 23 hours a day for impressive returns on investment (available upon request.) Our financial plan is to acquire and operate a Spray/Vac cold alcohol system to generate our initial cash crop.

Additional Hemp Markets

Hemp is also a sustainable textile for eco-friendly clothing. It can be used for furniture, bath products, construction finishing materials and yarns as well. Its fiber and oil can manufacture papers, building materials, food, skin care products and biofuels.  Often considered the most versatile and sustainable plant on Earth, hemp grows fast. It does not exhaust the soil, uses less water and requires no pesticides or herbicides. Dense planting shuts out the weeds. Its skin is tough and insect resistant.

Industrial hemp can be grown as a fibre and/or seed crop. Grown for fiber, it is planted in dense stands to maximize stalk production. Grown for seed, plants are spaced farther apart to encourage branching and seed production. A fibre plant similar to flax, kenaf and jute, the interior of the stalk is hollow, surrounded by a layer of woody fibers. The seeds usually contain 29% to 34% oil, similar to drying oils like linseed.  Both the fiber and seed are used in a wide range of applications. Industrial hemp grows well in Colorado but grows best with loose, well-drained loam soils with high fertility and abundant organic matter. Hemp is very competitive with weeds and herbicides are unnecessary in hemp fiber production.

Regulations: Growing industrial hemp is legal in Colorado but Colorado growers must register. The state industrial hemp program may sample a crop to verify that the genus cannabis plant contains a concentration of no more than three-tenths of one percent on a dry weight basis.

Showcase Location

Boulder, Colorado has been selected for this international showcase for its unique convergence of people, technologies and business innovation leadership. Boulder  brings significant resources to this undertaking including impact investor capital, sustainable innovation know-how and smart business leadership. Located at the foot of the majestic Flatirons bordering the Rocky Mountains, Boulder was named America’s number one sports town by Outside Magazine and is ranked the healthiest city in the United States. Boulder is among the top 10 fastest growing communities in the United States. Two state universities are within 15 to 30 minutes from the property, one of them Boulder’s Colorado University with its 32,000 student population. Google is building a new facility in Boulder as well. Property values have climbed from $450,000 for an average home in 2005 to $850,000 today. Large parcels like the Ranch are rarely available and are nearly impossible to obtain. Boulder’s green standards and open space make it one of the unique regions in the United States for the Sustainable Showcase.

About Us

Rennie Davis, Chairman: In the 1960s, he was the coordinator of the largest anti-war and civil rights coalition in the United States. He was one of the Chicago 7 and remains a recognized spokesman for his generation, featured on numerous network television documentaries and media forums, from the Legends series produced by CBS to Larry King Live, Barbara Walters, VH1, CNN and other network programs. His leadership in the socially responsible investment industry has been profiled in the Dow Jones Investment Advisor.  In the 1980s, he was the managing partner for a consulting company with an exclusive clientele of board members and officers of Fortune 500 companies and wealthy private families. He owned an executive search firm that served Fortune 500 companies. She has a Bachelor of Science in Commerce with a major in marketing and minor in environmental studies from Santa Clara University, California. She received her masters of Business Administration in Sustainable Management from Presidio School of Management, San Francisco, California (GPA: 4.0). She has served as Director of Operations for Gaia University, an international university dedicated to the advancement of ecological and social projects worldwide, where she created and implemented system designs for every quadrant of the operation including accounting, finance, business development, regional center development, data base design and student advisory services. With more than fourteen years in business and leadership experience, she has an extensive knowledge of organizational system design in both non-profit and for-profit markets. She is valued for her exceptional problem-solving and people skills and for her effective ability to manage the details while maintaining a comprehensive awareness of the whole.
